Colonnade at Dulles is a homeowners’ association community of 157 townhomes located in Sterling, Virginia and in close proximity to Dulles Town Center Mall in Loudoun County. Our community is administered by the Board of Directors and managed by Property Management People.
News:
Crack sealing, sealcoating and re-striping of the Colonnade streets and parking spaces
will be taking place from June 2-27, 2025 (weather permitting).
THINGS YOU MUST KNOW
- A full-size map of the schedule for each quadrant is posted here.
- All vehicles must be moved by 7:00 a.m. on the day of work.
- Vehicles must remain off the streets and parking lots for 24 hours.
- Any vehicle remaining on the street or in a parking lot after 7:00 a.m. each day will be towed at the owner’s expense.
- Parking in this community is at a premium and very little overflow parking is available. Please find available spaces on Eden Drive and in the pool parking lot on Forum. Permission has been given for parking in the office park adjacent to the woods. There are walking paths from the parking lot to the townhomes via Debhill, Edwards and Alberta Terraces.
- Vehicles may remain parked in your driveway or garage but will not be permitted to move from those locations during the day of work.
- You are encouraged to coordinate with a neighbor for sharing a driveway.
- Plan outings, deliveries, visitors, etc. on alternate days if possible.
- This work will affect contractors who visit the property on a daily basis. The U.S. Postal Service has been notified about this work and will accommodate the work and walk to the mailboxes to distribute mail. No notice of this work has been provided to Amazon, Fed Ex or UPS. They will have to walk their deliveries into the community using the sidewalks.
This project will cause inconveniences to everyone in the community. Your participation, cooperation and patience during this improvement is key to its success. Thank you for your patience and cooperation.
Any Colonnade resident in good standing with the HOA is entitled to use either the Remington Apartments pool or Forum Terrace pool this summer.
Pool passes can be obtained from the Remington Apartments rental office at 21000 Stanford Square. The rental office hours are 10am-6pm Monday-Friday.
Please note that PMP is not involved in pool pass production or management of the pool facilities. Any questions related to pool passes or pool facility concerns should be addressed with Remington Apartments during the above-noted rental office hours. The phone number is 703-433-0000.
From May 24th-June 14th, the pool will be open from 4pm-8pm daily. Once school is out, the pool will be open from 11am-8pm daily until Labor Day.
2024 wristbands will be permitted to allow access to the pool. If you do not have 2024 wristbands, please go to the Remington office to obtain them. Please bring a utility bill AND a photograph ID showing the same address in order to collect your pool wristband. The office will also need a list of family members to process their passes.
No pool parties will be permitted. Colonnade residents may only bring one guest to the pool at a time.
Please remember that all pool members and their guests must agree to and abide by the pool rules.

RESIDENTIAL PARKING POLICY REMINDER
Effective July 2, 2021, Colonnade put into effect an updated parking policy. This policy required any vehicle parked in Colonnade common space parking spots to display either the approved Colonnade Resident Tag or approved Colonnade Visitor Tag in order to be considered “in compliance” and eligible to use the common area parking spaces.
Enforcement of this policy is governed by the Colonnade towing policy during the hours of 7:00 PM – 7:00 AM.
Please note: Displaying a resident or visitor hang tag will not assign or guarantee availability of a parking space but will mean that your vehicle is eligible to use an available common area parking space.
We also ask that residents who have driveways, please be neighborly and use your driveways first before common area parking.
